Fixing Cold Floors From Below

Basement and rim joist insulation fixes a problem nearly every Lancaster County house shares. The rim joist is the band of framing that sits on the foundation wall all the way around the house. It is thin wood exposed to outdoor air, and it is full of gaps: between the sill and the foundation, between the rim and the floor, around pipes and wires. In many basements it is covered with a loose batt, or nothing. Cold air pours in there all winter, chilling the floors above.

Closed-cell on the rim

Closed-cell spray foam sprayed straight onto the rim and sill seals every gap, insulates the wood and slows moisture, all in one layer. HomeGuide lists rim joist foam at about $2,000 to $2,500 for a typical house. It is quick, it does not need a vapor barrier added, and it is one of the best-value insulation jobs there is.

Foundation walls

If you plan to finish the basement, insulating the walls before framing makes the new space comfortable and keeps warm, humid indoor air off cold concrete, where it would condense. Closed-cell foam or rigid foam board both work. ENERGY STAR recommends R-30 for floors over unheated space in zone 5; for walls, Pennsylvania's code sets the requirement for new work, and we tell you what our plan achieves. PPL's current rebate form lists basement wall insulation for qualifying homes at R-15 continuous or R-19 cavity minimum.

Old stone foundations

Lancaster's older houses often sit on fieldstone or brick foundations. These walls move moisture and need to dry. We generally do not spray foam directly on old stone; we foam the rim and sill above, and suggest drainage and dehumidification for the walls. If a wall is wet, insulation waits until the water problem is fixed.

Crawl spaces

Some additions and older sections sit over crawl spaces. Where the crawl is dry and accessible, closed-cell foam on its walls with a vapor barrier on the ground makes the floor above warmer. Where it is vented and simple, insulating the floor above may be enough.

Basement & Rim Joist Insulation Questions

Is rim joist foam worth it?

For most houses, yes. It seals one of the biggest leakage areas for a few thousand dollars or less and takes about a day.

Should I insulate before finishing my basement?

Yes. Walls and rims are easiest to do while exposed, and it keeps the finished space comfortable.

My basement walls are stone. Can you foam them?

We usually do not foam old stone directly because it needs to dry. We foam the rim above and address moisture separately.

Does PPL rebate rim joist insulation?

PPL's current form lists rim joist insulation for qualifying homes, using spray foam or rigid foam, when the new R-value exceeds the old. Check eligibility with PPL.
